Direct investment into Real Estate

There are no complications for direct investment into Real Estate. The acquisition of buildings is unlimited. There are no significant restrictions to the acquisition of buildings, flats or other premises by Lithuanians or foreigners. Foreign investors have the right to buy or lease buildings for their commercial activities. Also, there are no restrictions for construction activities of foreign companies.

Acquisition of Land

The main requirement for foreigners who wish to purchase land in Lithuania is meeting the criteria of origin – citizenship, permanent residency or establishment in a European Union Member State, or a member state of the Organization for Economic Co-operation and Development (OECD) or of the North Atlantic Treaty Organization (NATO), or a state which is a part of the European Economic Area Agreement. Foreigners that do not comply with the established criteria may rent land plots or use them based on other kinds of contracts.

Rent of Real Estate

There are no limitations on rent of real estate in Lithuania. Lithuanian and foreign companies may rent land and buildings from the state or from private owners. One of the rent conditions regulated by law is that terms of state-owned land rent period may not exceed 99 years (25 years for agricultural land) and 100 years for other real estate.


Rental prices
in Klaipeda depend on the location and quality of the building. Newly constructed warehouse rent prices in  Lithuania are one of the lowest in Europe.
